The Joseph @ Huebner Apartments

Challenge

The owners of The Joseph @ Huebner Apartments, a 192-unit community located in San Antonio, Texas, approached us to submit a bid for a water audit. The ownership and management company were concerned they were overpaying for their water utility. Our bid came in much lower than our competitor’s and with that win, we were able to conduct an in-depth audit in concert with one of our preferred vendors.

Solution

The audit revealed high water usage at The Joseph @ Huebner Apartments caused by outdated water fixtures such as showerheads, toilets, and aerators. After analyzing their needs and the cause, Performance Utility Management and Billing recommended they replace their aging water fixtures with water-conserving Niagara products to reduce the gallons per flush (GPF) and gallons per minute (GPM), that would lower their water consumption significantly. We provided expert consultation on product selection, oversaw the project from beginning to end, and continue to maintain contact with the owners and management team, providing year over year savings reports.

Results

Performance monitors and reports on changes to The Joseph @ Huebner Apartments’ water usage over time. Since the completion of the project, May 2018, there’s been a $22,830 reduction in the community’s water bill. The most significant year-to-year comparison is September savings of $5,034, that’s 622,419 gallons of water conserved. Additionally, with the historical data we’ve accumulated we were able to notify management about a possible water leak. Our Water Conservation and Utility Management services help the community preserve natural resources and reduce overhead.
